Case study: Park Hyatt Dubai Lagoon Beach
2017, Park Hyatt Dubai, owned by Dubai Government, with 223 rooms, open in 2003 (soft renovation in 2012), nestled within an International Golf Course and a majestic Marina, on Dubai Creek, just 15 minutes away of the Airport, was not performing up to expectation.
Although wonderfully designed, occupancy and revenues were not in line with owner expectation, and going down...
We were tasked to react with drastic measure: change the entire Concept from a 5 stars City hotel to a superb Beach Resort located within the busting city of Dubai.
Operator Hyatt Corporation was required to improve on Operation, Sales and Marketing, while the Dubai Government requested to go ahead with creating the first artificial Beach Lagoon in Dubai.
We provided the initial concept (which led to the decision: to create a large pristine white sand beach facing a 3,000 m2 tropical lagoon, facing Burj Khalifa), completed the feasibility study, and finalized the Development Brief and Budget. Selecting best consultants to achieve the project (a first in Dubai), and monitored the completion of the work (follow up at all design and construction stages until hand over to the operator).
Our target was to complete the project within 10 months to limit disturbance as the hotel was not closed during construction... Achieved!
When completed, we had the new Park Hyatt Beach Resort, a resort within the city, a Championship Golf and Marina set up, unique in the world, remarkably the only one with an undisputed view on Burj Khalifa!
We rapidly noted 30 % Rate increase for the lagoon views units, with a strong immediate demand. Within 6 months, the overall hotel occupancy increased by 10 % (on comparable months) with a obviously extremely limited cost increase. Length of Stay increased as well significantly (from 2.4 up to 3.6), allowing to strongly increase ancillaries revenues ( F&B, Spa etc...).
Outstanding GOP performance within one year, with the owner share of profit (OSP) jumping up by 30%!
18 months later, the Hotel Owner decided to add a second Beach lagoon, creating a segregated family protected environment, benefiting strongly on the overall yield.
Park Hyatt Dubai is today one of the most well rated Hotel in Dubai...
